Summer Island is a waterfront community located just south of Crescent Beach, Florida. It's one of the few riverfront subdivisions in our area offering private docks, boat slips and private boat launch. Not all the homes are waterfront but there is a community dock that is available to all the homeowners. The amenities at Summer Island include underground utilities, pool, community center, tennis courts, gated entrance and a  boat launch. It is a deed restricted neighborhood with a little over 90 home sites.

It's just a short boat ride from Summer Island up the intracoastal to the inlet. Fishing is good and the views are outstanding around the Mantanzas Inlet bridge.

Because a lot of the property has a water view of the river or the ocean it tends to be a higher priced community than non waterfront homes. Most of the real estate for sale is going to be homes because their are only a few lots that have not been built on. A lot of the homes are direct intracoastal front but just about all the homes have a view of the water.
